Surprise & Peoria Real Estate Update: November 2026

Desert mountains at sunset in Arizona’s West Valley

Hey friends! 👋

Can we talk about how good it feels to finally open the windows again? Patio season is officially back in the West Valley, and it’s one of my favorite times of year to talk real estate. Here’s your quick monthly rundown: what the market is doing in Surprise and Peoria, what’s happening around town this November, and one little homeowner tip before the holidays sneak up on us.

The West Valley Market, in Plain English

Surprise

  • Median sale price: about $425,000, up 0.9% from a year ago
  • Time to sell: a median of 78 days, up from 74 last year
  • Price drops: about 39% of homes had one

Peoria

  • Median sale price: $515,000, down 2.7% from a year ago
  • Time to sell: 76 days, down from 81 last year
  • Homes for sale: about 4 months of supply, up from 3.8

So what does that mean for you?

Buyers, you finally have some breathing room. There are more homes to choose from, and with nearly 4 in 10 Surprise sellers dropping their price, negotiating is back on the table. That can mean asking for help with closing costs or a rate buydown, not just a lower price.

Sellers, homes are still selling, just not overnight. Pricing it right from day one and making your home show-ready matters more than ever, because the homes that sit are the ones that end up with price cuts.

Curious what this means for your home or your search? I’ll send you a free, personalized home value or a list of homes in your price range. Reach out here or call/text me at (623) 688-2503.

Neighborhood Spotlight: Vistancia, North Peoria

Vistancia is one of my favorite places to show homes. It’s a master-planned community in North Peoria with mountain views, miles of trails, community pools and parks, and Lake Pleasant just minutes away. It also includes Trilogy at Vistancia for 55+ living and Blackstone Country Club for the golfers.

Homeowner Tip: Get Your Home Winter-Ready, Arizona Style

  • Switch your irrigation timer to a winter schedule. Your plants need way less water once it cools off, and your water bill will thank you.
  • Change your AC filter and get your heat pump or furnace checked before the first chilly night.
  • Keep frost cloth handy for citrus and tender plants. Overnight lows can dip near freezing in December and January.
  • Pool owners: you can usually cut back pump run time as the water cools.

Thankful for You

November always makes me stop and count my blessings, and so many of them are the people I’ve gotten to help find a home. My business is built on referrals, so if you know someone thinking about buying, selling or moving to Arizona, I’d be honored if you passed along my name. I promise to take amazing care of them.

Happy Thanksgiving, friends! 🦃
